For the specific purpose of these Terms and Conditions, the wording Search 4 holiday rentals will be used throughout this document to reflect the trading entity of Internet Site www.Search4holidayrentals.com. It should be considered in every occasion, the parent of the trading name is Search Sitges SL, who holds ultimate responsibility for business activities under Spanish Law.
What we offer
Search 4 holiday rentals is not a party to Rental transactions in any form or way. We do not own, manage or have the authority to enter into a rental contract of any nature regarding the properties listed on our site. The site acts to allow our registered Owners/Agents known as Property Advertisers (no verification checks are conducted to assess the credibility of our property advertisers) to promote their properties for rent to potential rental customers. In no way can Search 4 holiday rentals or its parent Search Sitges SL be held responsible for the quality, accuracy of information, value for money, safety or legality of any property or group of properties listed. We are not booking agents and are in no way related to the rental transaction. We are also not responsible for the rental customers, their ability to make their commitments to payment or their reliability as tenants. You agree by accepting these Terms and Conditions that Search Sitges SL trading as Search 4 holiday rentals has no liability what so ever regarding the rental transaction or the conduct of the rental customers. We have no duty to pre vet any information that is posted on the site.
Description of Services
Search 4 holiday rentals offer web facilities to allow Registered Owners and Agents (Property Advertisers) that currently rent properties to the general public (generally holiday rentals) to advertise their properties direct to that market place. Property Advertisers access the site through a unique owners log in, specific to them and their properties. Here there is a facility for them to upload their properties with an accurate description of the property and services offered. Input a pricing structure and have control over the calendar for their individual property/properties. Search 4 holiday rentals provide the site for the Property advertisers to be able to then advertise to a global audience. Customers searching for information regarding holiday rental properties can search the site through a series of filter keys to try and find a property that meets their requirements. The site will allow then to see an overview of the properly and its suitability, whilst showing provisional times of availability and costs involved. The customer will then deal exclusively with the Property Advertisers, regarding further information and subsequent booking and payment of any accommodation. Search 4 holiday rentals is a distributor not a publisher.
Payment terms and processing
Search 4 holiday rentals, will outside of any promotional offers that will be listed from time to time, be paid for their Distribution services. This will be for advertising on the site through our basic advert structure. Other priority services such as extra photographs, special offers and priority listings will be offered to the Registered Owner or Agents, known as property advertisers at the commencement of the relationship where these services can be offered and periodically thereafter. Where a Property Renter enters a promotional free listing, no payment will be charged or requested until / if the customer decides to extend to the full advertising service. The customer has no obligation to continue on the site after the promotional period. All payments will be invoiced, including the appropriate IVA tax requirement and paid for via a web based online card payment process. Payment can be made by either Debit or Credit card through this secure process. This online based payment solution is offered through Voice Pay.
Insurance coverage
It is the Customers sole responsibility to have the appropriate insurance coverage in place prior to commencement of their journey to the country where their property rental is situated. This should cover adequate medical and travel insurance. Search Sitges can in no way be held responsible for any accident or injury sustained whilst on holiday, indirectly or directly related to any of the properties listed in the site www.Search4holidayrentals.com
Verification of Terms and Conditions
From time to time we may change our Terms and Conditions. We do not individually store each users Terms and Conditions and so one should print a copy for your records. If we change our Terms and Conditions we will offer a notice period for people to comply with, normally amounting to 30 days. New Terms and Conditions will come into force from the expiry of the notice period. If you do not wish to agree with the Terms and Conditions and can prove in writing that changes could seriously impact your business, Search Sitges SL will consider allowing the old Terms and Conditions to stay in force until the end of the paid for period is met. This would be subject to internal written approval and no regulatory or legal restrictions, enforcing the initial change in Terms.
Privacy policy and information submissions
Information submitted to the site will automatically be covered by the details enclosed within our Privacy Policy By submitting information to the site you agree to the Terms and Conditions enclosed within the Privacy Policy and that the information provided is accurate, current, complete and not misleading in any way.
Site content and design
Search Sitges SL trading as Search 4 holiday rentals reserves the rights to exclusively deliver and manage the content of the site. It may from time to time change the design and functionality without informing its Owners and Agents. Through acceptance of these Terms and Conditions you agree that you have no rights to, or will try to influence the site design in any way and any amendments are at Search 4 holiday rentals discretion, requiring no approval from its customer Property Renters or Rental customers.
Access
By accessing and using the site you agree to abide by the local rules, laws and regulations. See Privacy Policy regarding information’s sharing.
Conduct of the site is paramount and Search 4 holiday rentals ask users to respect the rights of others. Use of the site in connection to surveys or contests of any nature is not acceptable without the written authority of Search Sitges SL. Activities that are conducted that may interfere with, destabilize or have a detrimental impact to the site are prohibited.
User Identification
We take no responsibility for the identification of users using or advertising on our site. We encourage you to have a direct dialogue with the property renters and customers as applicable, to assess the true identification details. Authorized payment methods should be utilized wherever possible.
Commercial usage
It is expressly forbidden for the site to be used for commercial purposes by competitors who are using the site solely as a means of gaining customers for solicitation purposes. It is strictly against the terms of the contract for people to contact Property renters, promoting their properties on this site for any other reason than booking or requesting information regarding the specific property, for legitimate rental requirements. Sources for junk mail, bulk solicitation and spamming are all prohibited. Emulating or copying any part of the site without written authority or authorization of Search Sitges SL is also prohibited.
Illegal activities
Use of the site for any illegal activities such as fraud, extortion, money laundering, etc, is prohibited and details will be forwarded to the local law enforcement agencies under our Privacy Policy guidelines. Knowingly transmitting any virus to the site, misrepresentation of the site, knowingly entering false information or incorrect personal details, entering false property details to misrepresent a property or proposing false identification details are all prohibited and may initiate the commencement of legal recourse.
Intellectual property rights
All services offered on the site presented to the end user are protected under intellectual property rights. Written content, photographs, images, sound, and technical content are all protected and belong to Search 4 holiday rentals and are protected by copyright. On this basis you agree not to copy, modify, sell, resell, or misrepresent the content of the site. Emulating site ownership, re-engineering or offering aspects of the site for sale is prohibited without the written consent of Search Sitges SL. Intellectual property rights, including all content and software belong to Search Sitges SL.

Search 4 holiday rentals site contains links to other sites that may have different information practices and Privacy Policies from those of our own. Our Privacy Policy does not cover those third parties and the way that they use the information. Site visitors should consult the other companies sites Privacy Policies as we have no control over information that is submitted to, or collected by these third parties.
Free introductory periods
Where free introductory periods are offered, you agree that you abide by the conditions associated with these periods. Properties qualifying for free introductory period may not re apply the property on a promotional basis. Non adherence to this regulation could result in non usage of the property for current advertised properties, with no refund of premiums paid. No paid for add on services can be offered during the 12 months free promotional period. Other promotional offers where payment is made up front will be able to access additional paid for services to advertise their property outside of the standard advertisement.
Jurisdiction
Search 4 holiday rentals is a Spanish SL based in Barcelona and so falls under Spanish Law and regulations within Spain. Any disputes that may arise from these terms and conditions, all parties agree to submit to the institute of arbitration of the "tribunal arbitral de Barcelona de la institutional arbitration “Cataluña para el arbitrage". People looking to access the site need to consider that they do so on their own terms, at their own risk and that the content of the site is governed under Spanish Law.
Termination
We may at any time terminate a person from access to the site without refund and at our discretion. The reasons for this do not need to be disclosed, but would generally be due to violation of the Terms and Conditions and action can be taken at any time without notice being given. Search 4 holiday rentals will in no event be liable to pay compensation of any type, for loss of income or damages in the event of termination.
Site down time
From time to time the site may not be functional or available. Search 4 holiday rentals hold no responsibility to its customers for business lost due to down time, regardless of the period of system down time. Search Sitges SL, its directors or employees will in no way be responsible for any form of compensation claims in this respect or any other respect regarding Site non availability. Search 4 holiday rentals will do its up most to keep down time to a minimum.
Complaints policy
Should you have reason to complain, complaints should be sent via E mail to the head of compliance info@search4holidayrentals.com . We will look to respond within a 48 hour service level agreement.
